1. Reservation and Payment

1.1. A reservation is final once a deposit of 50% of the total amount has been received.

1.2. The remaining amount, including the €1500 deposit, must be paid in full no later than 2 months before arrival, unless otherwise agreed.
1.2.1. Tourist tax is not included in the rental price. This is €1.50 per person per night and must also be paid no later than 2 months before arrival.

1.3. For last-minute bookings (within 14 days of arrival), the full amount must be paid immediately.

1.4. The deposit is €1500 and, if no damage or violations have occurred, will be fully refunded to the account specified by the tenant within 14 days after the end of the stay.
1.4.1. In the event of damage, theft, or other violations, the entire deposit, or part of it, may be retained.
1.4.2. If the cost of the damage or violations exceeds the deposit amount, the difference will be invoiced to the tenant. This invoice must be paid within 30 calendar days of receipt.

1.5. The rental price includes cleaning, water, electricity, heating, wood for the sauna, hot tub, and fireplace, and bath, bed, and kitchen linens. Beds are made upon arrival.

2. Cancellation policy

2.1. Cancellations up to 120 days before arrival are free of charge; the full amount will be refunded within 14 days (except for last-minute reservations).

2.2. For cancellations between 120 and 60 days before arrival, 30% of the total amount will be charged.

2.3. For cancellations between 60 and 30 days before arrival, 60% of the total amount will be charged.

2.4. For cancellations within 30 days of arrival or in case of no-show, no refund is possible.

2.5. Cancellation of last-minute bookings is not possible. The full amount must be paid immediately to confirm the reservation. In case of cancellation, no refund is possible.

2.6. Cancellation by the landlord / Force Majeure In the event of force majeure or unforeseen circumstances, such as fire, natural disaster, pandemic, or other serious damage that makes the stay impossible, the landlord reserves the right to cancel the reservation. In that case, the renter will receive a full refund of the amount already paid. Further compensation is excluded.

2.7. In the event of cancellation, a €50 administration fee will be charged.

3. Arrival and Departure

3.1. Check-in is possible from 4:00 PM on the day of arrival, unless otherwise agreed.
3.2. Check-out must take place before 10:00 AM on the day of departure, unless otherwise agreed.
3.3. Early check-in or late check-out is possible upon request and at an additional cost, subject to availability.

4. House rules

4.1. Maximum capacity
The holiday home can accommodate a maximum of 15 people. Additional guests are not permitted.

4.2. Pets
A maximum of 2 pets are allowed per booking.

4.3. Smoking
The holiday home is completely smoke-free. Smoking is only permitted outside the house.

4.4. Noise and tranquility
Noise pollution or disturbance to neighbors is prohibited between 10:00 PM and 7:00 AM. Parties and events are prohibited.

4.5. Use of furniture and amenities
Use the furniture only for its intended purpose: indoor furniture remains indoors and outdoor furniture remains outdoors. All amenities must be used respectfully.

4.6. Order and cleanliness
Everything must be returned to its original place upon departure. Dishes must not be left behind, not even in the dishwasher. Everything must be clean and tidy. Waste must be deposited in the designated containers upon departure.

4.7. Safety and use of facilities
Use of the sauna, hot tub, and fireplace is entirely at your own risk. Children must not use these facilities unsupervised. Always follow the instructions provided in the holiday home. Incorrect use may result in damage and/or risks for which the tenant is liable.

5. Utilities and additional costs

5.1. Using utilities or facilities for purposes other than normal may result in additional costs for the renter.

5.2. Charging electric vehicles is not permitted.

6. Liability and retention of the deposit

6.1. In the event of non-compliance with these regulations, the entire deposit, or part thereof, may be withheld.

6.2. The tenant is responsible for all damage to the rented property, its inventory, and existing amenities resulting from improper, negligent, or improper use.

6.3. The tenant agrees to occupy the property as a responsible householder and will treat the interior, furnishings, and existing amenities with care and respect. Damage caused by non-compliance with this obligation may result in withholding of the deposit or additional costs.

7. Key transfer and costs in case of loss

7.1. Information about key collection will be communicated to the tenant by email or text message one day before arrival.

7.2. In case of loss of keys, the cost of making them will be deducted from the deposit.
